Online real estate marketplace, Bōde, has launched a new subscription service that enables builders in the province to list an unlimited number of homes on MLS for a flat monthly fee.
The Alberta-based brokerage says the platform-based service is an industry-first in Canada and allows builders to list homes at any development phase. While Bōde is a licensed brokerage, it does not have real estate agents.
A spokesperson for the company confirmed that the typical subscription is $5,000 per month and varies depending on the number of homes sold per year.
According to a news release, over 30 builders listed $100 million in property with Bōde in 2022, making it the top listing provider for Alberta builders. Sterling and several of the province’s large community builders are using this new service.
“There are a lot of people moving here from other provinces, and we know buyers now shop online, and the first place they’re going to look is the MLS system,” says Curt Keil, VP of Sterling Homes, in a press release. “We felt with the population growth and people moving here from out of province that we would make it really easy for buyers to find our portfolio of exceptional homes in communities across Calgary online. Bōde provides an advanced listing service, including MLS and is instrumental in finding buyers.”
Keil says the added marketing power, which uses geographic algorithms and hyper-targeting, helps reduce ongoing carrying costs and preserves the property’s value.
“I would say it is even more helpful during a cooler market because more eyes on these properties increase the chances of selling them.”

Is there Buyer’s Brokerage commissions available to Registrants who represent Buyers and depend on the MLS for their livelihood?
I would suggest the $5000 charge per month for a builder who markets even 1 home per month is an exceptional deal for the builder. It is hard to follow the logic that would allow a Seller to access the best marketing tool available and which is owned by the same Registrants who will be missing out income possibilities arising from their investment.

CHBA hires a retired broker in 10 provinces at $50K a yr. or $500,000 nation wide.
CHBA joins one mls system in each province $100K
CHBA pays provincial registration and provincial association fees $100K
CHBA pays one full time assistant to upload on all 10 systems. $50K
CHBA spends $750K a year doing what this techie is doing but CHBA gains full national coverage and access to the MLS for every single CHBA member across Canada.

I agree 100%. What was your board thinking. I can see TRREB doing this, they sell us out quite regularly. I wonder who’s pockets got lined on this deal. Someone fell to sleep, that’s for sure.
