Thousand Islands estate “Eagle Point”, listed for $22.9 million, to be auctioned

A 15-acre lot mansion known as Eagle Point in the Thousand Islands, Ont. will be sold to the highest bidder at or above the auction’s reserve price of $7.9 million on Aug. 22. It was previously listed for $22.9 million. Platinum Luxury Auctions is conducting the sale in co-operation with listing agent Robert R. Stephens of Re/Max Real Estate Centre.

Creating the Eagle Point estate required extensive modifications to prepare the site for development, including the use of dynamite blasting. Much of the stone removed in the blasting process was repurposed to create the walls, pillars and water features of the estate. Once the site was prepared, the property’s living structures were built to the highest standards of quality and construction, the company says.

“I’ve never seen such whistle-clean mechanical and electrical control rooms than those found at Eagle Point. It speaks to the owner’s high standards and dedication to maintaining the estate,” says Trayor Lesnock, Platinum’s president and founder. “I hate to sound cliché, but you could eat off of the floors.”

Upon entering the private gates of Eagle Point, one is welcomed by a beautiful expanse of handsome landscaping, gently flowing streams and rock waterfalls, all surrounded by majestic views of the St. Lawrence River. Living quarters at the estate consists of a tri-level, 13,975-square-foot main residence and a 5,761-square-foot guesthouse. The main residence has six bedrooms, six full and five half-baths, while the guesthouse adds an additional two bedrooms and two full baths, along with three oversized garage bays for large automobiles, boats and other recreational vehicles.

Interiors of the main estate are lavish, the company says, with finishes consisting of stone, marble, and various custom-carved woods. Additional features include a snowmelt system, LiteTouch lighting, in-floor heating, security system, a two-storey grand salon, home theatre, elegant spiral staircase spanning three floors, full generator backup, executive study, two gourmet kitchens, an in-law suite, multiple fireplaces and custom built-ins.

“This estate is much more than another large, waterfront property,” says Brad Pruitt, Platinum’s director of business development. “Eagle Point blends Old World elegance with modern technology and amenities, while offering incredible boating accommodations in one of North America’s most unique waterfront markets.”

With 1,600 linear feet of total water frontage, a commercial-grade, concrete dock providing more than 300 feet of dockage in deep-water Bucks Bay, a boathouse and multiple boatlifts, Eagle Point is a boater’s paradise. “In the Thousand Islands, boating is an integral part of the lifestyle,” says Lesnock. “In fact, quite a few of the island homes there are only reachable by boat.”

The estate’s outdoor living areas include a heated pool and spa with a stone waterfall, two levels of covered patios, a waterfront fire pit, a summer kitchen, a cabana shower and plenty of additional land for a tennis court, putting green or private helipad.

Eagle Point is located within the 1000 Islands Parkway community, one of the premier locations within the Thousand Islands. True to its name, the Thousand Islands is a collection of 1,864 islands on the St. Lawrence River, which divides the banks of Canada and the United States. Long considered one of the best-kept secrets of both upstate New York and lower Ontario, the area is home to many historical vacation homes that were built by industrialist barons from New York, Chicago, Pittsburgh and Cleveland, who chose the area as their preferred summer home location.
