I was amused to read about buyers’ contracts in the latest issue of the magazine. I currently am the top producer at Sutton Group Regina and was previously the top non-team agent at Century 21 Dome in Regina. I remember years ago trying to find out about buyers contracts through the real estate board, only to find out that there was no available material and the two classes I was happy to sign up on were cancelled due to lack of interest.
When I moved to Century 21, the best thing they did was teach me expired listing prospecting and buyers’ contracts. Now that privacy laws stop us in theory from expired listing farming, I utilize the private sale websites and especially the buyers’ contracts. I sell about 70 homes a year and I have never asked, nor do I expect the buyer, to pay me anything. They are required to give me their loyalty and call me directly and I’ll contact the sellers myself. As long as everyone knows what is going to happen up front, the whole system works beautifully and for all the for sale by owners the buyers don’t buy, its a great way of getting your foot in the door.
For all of you buyers who don’t want to sign a contract, there’s the door. Take your chances with the next agent you choose. My next buyer is just an ad or open house away.
