Your last two articles are right on with respect to commercial sales.  Commercial buyers and sellers usually know more about the property or business than the Realtor, and certainly do not need our “advocacy”.

Deals would be so much simpler if we took away the advocacy role and focused on the basics like full and complete disclosure, knowledge of the local market and municipal situation, competence in writing binding offers, familiarity with financing options, etc.  We have so much to bring to the negotiating table without getting trapped in the intricacies of being an Agent, or worse, Dual Agent.

When I started this business 25 years ago, lawyers freely described themselves as “hired guns”.  Lawyers seldom use that expression today. Maybe they’ve grown past such concepts, but some of my colleagues still go into each transaction ready to beat up on the other party.
